The property may be used by the LESSEE only within the period established in this lease, intended exclusively for residential purposes, not being allowed to hold parties without prior authorization from the LESSOR, and, in case of permission to hold a party by the LESSEE (a) it will not be allowed, under any circumstances, the presence of people who are not staying in the leased property, and may only be occupied by the LESSEE and the previously defined guests, always respecting the number of people specified in this contract. If the above item is not respected, the LESSEE will be responsible for paying any fines imposed by the Condominium, as well as for any losses and damages that may occur. A number of people greater than that defined in this rental is not allowed, and, in all cases, prior authorization from the LESSEE is required so that the possibility of accommodation of additional people is analyzed. EXEMPTIONS FROM LIABILITY OF THE LESSOR: The LESSOR will not be responsible for any personal accident that may happen to guests and their guests at any time and under any circumstances, whether inside or outside the property object of this contract. The LESSOR is not responsible for any failures in the supply of electricity and water in the city of Trancoso-Porto Seguro-BA. OBLIGATIONS OF THE LESSEE: The Coqueiral Condominium follows the rules of good coexistence, and the LESSEE must obey the rules referring to the condominium's bylaws and the rules referring to the right of neighborhood, notably with regard to peace, tranquility, safety and health of the neighbors of the local property, under penalty of exclusive civil and criminal liability for infractions during the term of this contract, as well as responsible for the payment of fines imposed by the Condominium due to the fault of the occupants of the leased property. In addition, the LESSEE undertakes to guarantee, for himself, for his family members, companions and visitors that the limits of noise pollution and the night silence hours from 22:00 hs established by Law and regulations City Hall and Condominium are respected. It is the obligation of the LESSEE to ensure the conservation of the property, and must deliver it in the same conditions in which it was received, use the goods of the house with care, avoid damages, such as staining or tearing bedding and bath linen (with makeup , suntan lotion), damage electrical and electronic equipment, beds, cabinets, decorative and lighting objects, household items, etc. Any damage to the goods in your possession will be charged additionally. It is the obligation of the LESSEE to provide, within a maximum period of 10 days before the start of the lease, a list containing the full name, CPF and RG, in addition to the mobile number of each person who will stay overnight in the property during the lease period. Failure to comply with this item will cause the entry to be blocked at the Condomínio Coqueiral entrance. It is definitely forbidden for the LESSEE and the other occupants to smoke cigarettes, pipes, cigars or any type of smoke inside the house, being allowed only in the external areas of the property that can be used for this purpose, however, it must be taken into account consideration that the house has a piassava pergola and, as it is a natural fiber, it is highly vulnerable to fire as it is combustible material, and it is not allowed to throw cigarette butts in this pergola area and native forest to prevent fires. It is the responsibility of the LESSEE to pay for any losses and damages resulting from the breach of this clause.
